Sheriff’s sales, unless otherwise noted, will be conducted on the third Thursday of each month at 10 AM CST at the Gibson County Sheriff’s Office, located at 112 E. Emerson St. in Princeton, IN.

Sheriff Sales are the result of a court-ordered bank foreclosure for the non-payment of standard monthly mortgages. These sales are scheduled once each month (generally the 3rd Thursday of the month) and are held at the Gibson County Sheriff’s Office in the Community Corrections building. These sales should not be confused with “Tax Sales” which are held twice a year by the Treasurer’s Office for non-payment of real estate taxes. They are not the same thing.

Sheriff Sales are held at the Gibson County Sheriff’s Office Community Corrections building unless otherwise noted. Written bids are accepted on the day of the sale before 10:00 AM. Properties receiving multiple bids go to verbal bidding beginning at 10:00 AM. All bids are final and irrevocable.

Individuals bidding on these properties must have the funding available on the day of the sale. All bids must be paid IN FULL no later than 3 pm on the day of the sale by certified cashier’s check or bank check made payable to the “Sheriff of Gibson County”. Letters of credit or other letters of verification are not accepted. All properties sold by the Sheriff’s Office by court order are sold “as is”. It is the buyers’ responsibility to ensure that they are aware of all the legalities of such a purchase and in the event, they are unsure, it is in their best interest to contact a real estate attorney for advice.

Access to foreclosure locations is on our website and is also advertised in the legal section of the Princeton Daily Clarion, generally on Fridays, beginning approximately six weeks before the sale. The full notice of sale is available at the Gibson County Courthouse and in the newspaper. Notices are also posted within the township of the real estate (generally the libraries, US post office, town hall).

Buyers of these properties become responsible for outstanding liens. It is the buyers’ responsibility to research the property for such liens and to ensure the legal description matches the commonly known street address. The Gibson County Sheriff’s Office does not warrant the commonly known street address as it is listed.

In some cases, there are individuals residing in these properties and as a result, interested individuals cannot view the inside of the property before the sale. If the residents have not vacated the property, it is the responsibility of the purchasing party to file the proper eviction papers through the court system. Furthermore, it is the responsibility of the new purchaser to store personal belongings left by the previous homeowner.

Notices are published in the Princeton Clarion on the first three Fridays of each month.  Notices are posted at the Gibson County Courthouse, as well as public buildings in the township where the property is located (town hall, post office, library, etc.)   Notices of all sales are posted on our website

No, the defendant is still the legal owner of the property up until the property is sold and the deed is recorded.  The Gibson County Sheriff’s Office does not have keys to the properties that are for sale.  Any attempt to view or enter the property without the owner’s permission can be a violation of Indiana’s trespassing laws. 

You may need to file for an eviction through Gibson Circuit or Superior Court. 

 The sale is a public auction.  There will normally be an opening bid made by the plaintiff, and the Sheriff will accept bids until there are no more bids.  The high bidder is the purchaser of the property.  Payment in full is due by 3:00 PM the day of the sale.  If the high bidder does not pay in full by 3:00 PM, the property goes to the next highest bidder.  Payment needs to be made by cashier’s check or cash.  The Gibson County Sheriff’s Office does not accept personal checks.

Indiana law prohibits a person who owes delinquent taxes, special assessments, penalties, interest, or costs directly attributable to real property under IC 6-1.1 from bidding on or purchasing property at a sheriff’s sale. I hereby affirm under the penalties for perjury that I am not prohibited from bidding under I.C. 32-29-7-4.5 and that I do not owe delinquent taxes, special assessments, penalties, interest, costs directly attributable to real property under IC 6-1.1, amounts from a final adjudication in favor of a political subdivision, any civil penalties imposed for the violation of a building code or county ordinance, or any civil penalties imposed by a county health department. I also affirm that I am not purchasing property on behalf of or as an agent for a person who is prohibited from bidding under I.C. 32-29-7-1.4.5.  I further acknowledge that a person who knowingly or intentionally provides false information on this affidavit commits perjury, a Level 6 felony.

There may be liens, and it would be up to you to research that before bidding at the sale.  The Gibson County Sheriff’s Office personnel are not aware of any liens and can make no guarantee that there are no liens.  We will not knowingly have a sale with delinquent property taxes due, however, we do not guarantee that there are no delinquent taxes due. Once again, you should research this before the sale, it may be to your advantage to have a title search done before bidding on a property at the sale.

It usually takes about a week for the deed to be recorded.  The Gibson County Recorder will mail you a copy of the recorded deed.  At that point, the property is yours, however, if someone is still living at the property, you may have to file for an eviction.  It may be to your advantage to hire an attorney to advise you on what needs to be done with personal belongings that may be left at the property and to help you file for an eviction.

We schedule sales on the third Thursday of each month at 10:00 AM.  The sales happen quickly, so please be on time, or you may miss the sale that you are interested in.  The sales are held in the Community Corrections Conference Room located next door to the Gibson County Sheriff’s Office at 112 E.  The attorney for the plaintiff can cancel the sale at any time.  They don’t typically provide us with a reason.  It could be that the loan payments were caught up, the loan was paid off, the defendant filed for bankruptcy, or any other reason.  If a sale is cancelled it may be set for sale again later.
