Sheriff Sales are the result of a court-ordered bank foreclosure for the non-payment of standard monthly mortgages. These sales are scheduled once each month (generally the 3rd Thursday of the month) and are held at the Gibson County Sheriff’s Office in the Community Corrections building. These sales should not be confused with “Tax Sales” which are held twice a year by the Treasurer’s Office for non-payment of real estate taxes. They are not the same thing.

Buyers of these properties become responsible for outstanding liens. In some cases, there are individuals residing in these properties and as a result, interested individuals cannot view the inside of the property before the sale. No, the defendant is still the legal owner of the property up until the property is sold and the deed is recorded. The Gibson County Sheriff’s Office does not have keys to the properties that are for sale. Any attempt to view or enter the property without the owner’s permission can be a violation of Indiana’s trespassing laws.

The sale is a public auction. There will normally be an opening bid made by the plaintiff, and the Sheriff will accept bids until there are no more bids. The high bidder is the purchaser of the property. Payment in full is due by 3:00 PM the day of the sale.
